However, at the back of the adverse competition order, unfavorable management system and low industrial status have bad effects on the sustainable development of the industry. Therefore, the research on the market of the real estate appraisal industry has important meaning.This paper is based on the industry research, analyzes the internal and external environment of the real estate appraisal industry in Tianjin. It contrasts the domestic real estate appraisal industry with foreign countries. It summaries the current difficulties that the real estate appraisal industry faces with. On the basis of relevant theories about market operation and management, it proposes some suggestions on the sustainable development of the real estate appraisal industry.This paper argues that the internal existing problems should be solved first, including the increasing the industry cost, increasing the access threshold, cultivating high-professionals, restricting the valuation behaviors, improving the unfair grading system, establishing relevant laws and policies and enhancing the quality of valuation reports. Secondly, a digital database of real estate industry should be established. Next, build cooperation mode to both develop the real estate agencies and appraisal institutions. Then, expand business region and provide special service. Last but not lease, set up fund for the real estate appraisal development in Tianjin. With a series of measures, solve the current problems in the real estate appraisal industry.
