With the rapid development of the real estate appraisal industry,the theory improved continuously, The corresponding valuation systems and valuation industry standards have gradually formed, the real estate market has become increasingly active, the rapid increase in the number of transactions, the gradual improvement of the real estate valuation market, all make the use of comparative law as conditions grow more mature.The market method is one of the three methods which are used,and also the most important appraisal method.However the traditional valuation are mainly on manual operation,and effect of various factors fixed price of real estate appraisal personnel to own experience, Not only work efficiency is low, the appraisal quality is uneven.At the same time, because of the influence of the artificial factor,makes the evaluation results objectively, not science, seriously hindered the appraisal into a normalization and scientific development.The arrival of the era of digital,computer are commen in people's life, the strong function of data processing make a strong foundation for the appraisal become informationization.The market method combined with the computer,build a appraisal system based on market method and establish a database through which realize the dynamic management of real estate information and data sharing,make full use of information resources,is the future development trends of appraisal.The real estate appraisal is a complex system,is the combination of science and art,the key to established the evaluation system which based on market method is that combined the quantitative analysis with the experience,and maximize the results objective,science, reduce the assessment risk of the appraisal organizations.In this paper, make use of the market comparison approach and application of relevant theories,though the system's requirements analysis and functional analysis, make the system's overall design framework and establish a valuation case database that preliminary combine compute with market comparison approach valuation;In tradition valuation, case studies mainly on the selection of valuer's experience, which makes the selected cases with a certain subjectivity. This article quantify the cases in the database and establish mathematical model, using fuzzy close-degree approach to selecting cases to achieve a case choice of scientific, so that make the selected cases more objective and more persuasive. Finally, this article summarizes the existing problems, and prospects for follow-up were analyzed.
