In recent years, with the national economy and the continuous development of the real estate industry, the country has focus on the real estate economic activities. On the one hand, the real estate economy has become a pillar industry of national economy and an important point with growth; the other hand, with fast growth in housing prices also had a huge impact on the demand in the market. It is based on the Chinese economy’s highly dependence on the real estate industry, the state began to develop since the beginning of the real estate continue to be adjusted by government measures to regulate the real estate industry. The recent introduction of "new country eight," the purchase, the credit to reduce and the frequent of macro-control measures, caused a certain impact to the real estate industry, as a chain of demanding real estate funds, must be tried to find new sources of funding channels to solve the problems of the scale of bank credit control and sales market freeze caused by shortage of funds. At present, in our country real estate business of its funding mainly rely on bank loans to real estate, especially small and medium enterprises, large enterprises are actively involved in real estate financing solutions through public funding sources, in general financing channels for enterprises is relatively simple, the purpose of this article is based on the new situation and real estate financing under macro-control, as preliminary feasibility study and exploration, hoping for the investment decisions of investors to provide a reliable theoretical basis.This paper describes the study begins with the background, significance,financing Theories and the status of international development;second section describes the way of foreign real estate corporate finance and the inspiration of corporate finance for Chinese real estate, then compared the advantages and disadvantages of our current real estate financing and business priorities, then pointed out that the traditional financing approaches have failed to meet the existing regulatory situation, the real estate financing needs of enterprises, on this basis propose two innovative financing methods:real estate investment trusts and real estate mortgage loan securitization. And then elaborated on Chinese implementation of these two innovative financing barriers and reform measures, combined with case studies on that the corresponding system of measures in improving the financing is feasible in our country, and that our trust financing and REITs are difference; finally concluded that the inadequacies of this article and research prospects.
