The most concern of real estate enterprise is the financing problem. Because of thisrelationship, whether the real estate enterprise to the healthy and sustainable development.Although China’s real estate industry obtained rapid development in recent years, but thedevelopment of domestic financial industry is very slow. Combined with the global financialcrisis, the government is running on the real estate industry in our country for industrycontrol, makes the real estate enterprise financing sources cannot be guaranteed. Thefinancing difficult problem, has become the current real estate enterprises need to solve theproblem. In this economic environment, real estate enterprises to explore new financingchannels, diversify financing strategic thought, has the very vital significance.Based on BD real estate companies as the research object, this paper analysis the BDpresent situation and traditional way of financing of real estate companies. And in-depthanalysis of the traditional financing model BD real estate company, the four problems andcauses of four problems. In this paper, the BD company uses real estate investment trustfinancing of real estate is the best way to solve the problem of the present companyfinancing. In the comparative analysis of the real estate investment trust fund after theadvantages and disadvantages of several kinds of organization form, by the fusion of thetrust system and limited partnership each designed real estate investment trust fund incombination with the advantages of joint financing model in the form of a limitedpartnership. In the design of the real estate investment trust fund after the combination oflimited partnership framework of new financing model, and the financing model of theprocess, fully introduced. Finally, in view of this kind of joint financing model, theimplementation of the possible risks and risk response are analyzed, and makes the new jointfinancing model to achieve the ideal effect of operation.This paper adopted methods such as comparative analysis, case analysis, fieldinvestigation to BD real estate company uses the application research of real estateinvestment trust fund, and puts forward the real estate investment trust fund in combinationwith the new financing method of limited partnership, to solve the BD company, real estatedevelopment project is facing the shortage of funds. Opens up a path to BD real estatecompany diversified financing ways, to solve the real estate project financing in the operation of the specific application has a certain reference significance.
