Reviewing the latest research results of subsidized housing management at homeand abroad, learning from the successful experience of Europe, America, Japan,Singapore and Hong Kong in the subsidized housing community management,combining the management practice in Guangzhou City, to build a subsidized housingresidential property management system. At the same time, a quantitative analysisusing statistical analysis software such as SPSS, Excel, the status of management ofthe subsidized housing district of Guangzhou City and household demands, andprovide a scientific basis for decision making theory and practice in order to solve theexisting problems of subsidized housing residential property management.First, through the literature, sorting out the existing main problems of China’ssubsidized housing practice and understand the experience of Europe and the UnitedStates, Singapore and Hong Kong and other developed countries and regions in thesubsidized housing management and providing a theoretical basis for buildingsubsidized housing community management system framework.Second, quantitative analysis method is used to analyze the characteristics ofGuangzhou City subsidized housing district present management situation and theappeal of the inhabitants. Based on Guangzhou City subsidized housing districthousehold survey data, making a deep analysis of Guangzhou City subsidized housingresidential property management status and household demands.Third, used the method of qualitative analysis, Conducted in-depth analysis ofthe causes of existing problems of Guangzhou City’s subsidized housing managementfrom regulation, organization and implement three levels, provides an important basisfor policy design of the subsidized housing community management.Finally, Guangzhou subsidized housing property management system has beenbuilt. This chapter gives a detailed analysis of the housing security policy directionand management mechanism, the subsidized housing district checks and balances ofpower, property management companies hiring subsidy standards of the appraisal andproperty management fees, realty service enterprise hiring and property managementfee subsidy standards. In clear subsidized housing property management on the basisof the existing problems, from housing to ensure early intervention, the equipment facilities, community service, property management services and the policyorientation, to solve the existing problems of Guangzhou subsidized housingcommunity proposed a system suggestion.
