In recent years, with the developm ent of society and economy, our country real estatemarket to last high speed develops, the real estate has gradually become the national pillarindustry. The real estate industr y with the pilot, basic, driv ing and risk industry, can drivethe development of relevant industry, to natio nal ’s sustained economic growth has playedan important role. Since real estate development is a high investment, consumption power,long cycle, high risk, high profit, many restricted factors of so cial engineering, in order toavoid investment risks, get the m aximum profit, the m ost important w ork is the p rojectfeasibility analysis and risk control and management. Real estate feasibility study is refersto in the investm ent decision-m aking before the associated with the project, m arket,resources, engineering technology, econom y, society, risk and other aspects ofcomprehensive analysis, argum entation and ev aluation, which judge project technicallyfeasible, economically reasonable, and several schemes are optimized scientific method.This paper introdu ces the feasibility rese arch based on real es tate co mprehensiveknowledge and real es tate operating risk theo ry, using a com bination of qualitativ e andquantitative analysis m ethods, the use of project m anagement, m arketing, financialmanagement, risk management and other knowledge to Tianjin Dongli a real estate projectto conduct a com prehensive, systematic analysis of the feasibility study. Research andanalysis is divided into four parts: project m arket analysis and analysis of site selection,project construction plan and investm ent m arketing schem e, investm ent estimation ofeconomic benefit social benefit analysis, finally the risk analysis and how to avoid risksand conclusion. In m acroscopical on project market environm ent, regional character,national policy, investm ent environm ent analysis, m icrocosmic on project financeinvestment estimation, economic benefits, social benefits, risk anal ysis and control fordetailed analysis. Through the investm ent estimation method to c alculate the cost of theproject, on the basis of project financial evaluation, discusses the project constructionfeasibility, but also for its econom ic benefit and social benefit were assessed, the projectfor development of blindness, finally summ arizes the full thesis. Hope that through thisproject f easibility st udy final of the project devel opment to provide reference fordecision-making, and to provide reference fo r dom estic sim ilar projects, real estatefeasibility study in the field of real estate investm ent decision-m aking application arediscussed.
