In2011, in the background of the "adjust structures, stabilize prices", our country continues to strengthen the real estate regulation. As a result, the real estate business capital chain was under much tension. In March2012, opinions on labor division of the key work departments (the state council on the implementation of the government work report) pointed out that our country should continue to do a good job in the real estate market regulation and indemnificatory comfortable housing project construction. At present, the real estate industry has a narrow channel of financing and mainly relying on bank credit has seriously affected the financial security and the development of enterprises and even survival. In this kind of backgrounds, China’s real estate industry is in an urgent need of seeking more new financing channels and establishing a multiple and risk-spreading financing system. As an innovative tool for real estate corporate finance, the real estate private equity fund can not only provide new financing channels, promote real estate enterprises to standardize their development, but also help to reduce the risk of the financial system and to provide investors with better investment channels and the rational use of private capital.This paper combines empirical research and comparative study methods, adheres to the actual situation and feasibility for foundation, studies our country’s real estate private equity fund development environment, summarizes the development experience of the overseas as well as successful cases in our own country, try to explore a path for the development of China’s real estate private equity fund and put forward the corresponding policy recommendations. This paper will provide reference and basis for the development of China’s real estate private equity fund and later then push forward China’s real estate financial innovation and development.
