In the past decade, the real estate industry in China has experienced an unprecedented process of rapid development. During this process, real estate companies showed some featuressuch as rapid development, high profit and some financial problems etc., which have causedpeople to widely concern the industry.In the context of financial crisis and the implementation of new Accounting Standards(NAS), research for the impact of measurement model of fair value on real estate in China isvery significant in both theory and practice. Since1998, the fair value has gone through threedevelopment stages: reference, evasion and again reference. In January1of2007, ChineseMinistry of Finance promulgated NAS. In the NAS, fair value, of which the standards forfinancial instrument and investment real estate typically reflect fair value measurement, oncemore becomes a biggest bright spot. However, due to the2008financial crisis, people onceagain doubted about fair value measurement which had been implemented. After theimplementation of NAS, as one of the most important pillar industries of China, the real estatehas suffered biggish impact, which especially arises from the application of fair value. Sofar, although not all real estate companies have applied the fair value measurement, theapplication of fair value measurement is the trend.Based on the reasons mentioned above, in this thesis we analyzed the influence factors tothe application of fair value for real estate, verified the factors and drew some conclusions.Besides, some policies and proposals were made, for the purpose of facilitating furtherapplication of fair value in real estate.This thesis consists of five parts as follows:Part one, describes the background and significance of research, research status of homeand aboard, ideas and methods, and some innovations and shortages.Part two, elaborates the concept, characteristics and valuation methods of fair value, the relation between fair value and the other measurement attributions, the influence of NAS onreal estate; discusses some influence factors to real estate industry in China.Part three, analyzes in detail some factors affecting the application of fair value in realestate industry in China, specifically from two fronts, one is external environment, and theother is internal environment.Part four, empirically analyzes the factors presented in part three; analyzes the listedcompanies meeting A share in real estate industry of China with descriptive and regressionmethods, and draws relevant conclusions.Part five, summaries full text and makes some proposals and measures from theprospective of policies-making, market management, sounding corporate governancestructure and improving the quality of the relevant employees.
