Taking intoconsideration of spatial effects, what factors on earth influence the real estate prices ofHunan province is the core content of this paper.This article will bring real estate price influencing factors into the space effectsystem, Use spatial econometric model, and then research real estate price influencingfactors in Hunan province. First,On the basis of research achievements of scholars,From four aspects，The author summarizes nine main factors affecting real estateprices and analysis Influencing mechanism of them; In addition, The authorIntroduces the effect of spatial mechanisms。Second，Using spatial econometricmethod，The author verified there is space effect real estate prices in Hunanprovince, spatial econometric model should be used for the research. Then, the authorused related data of14prefecture level in Hunan province and spatial econometricmodel to research the9important influence factors of Hunan real estate price.Conclusions are as follows: there are spatial effects in real estate industrydevelopment of Hunan province. And the spatial effects play a role mainly throughthe spatial dependence of error terms, not spatial spillover effects of neighboringdistricts.
