The rapid development of landmark high-rise buildings, has been widespread concerned in the community, it is not only the symbol of a modern city, but also more important is the business card of a city and the symbol of the spirit,and it is the core of the city layout. One of the most important problems of the landmark high-rise buildings development project is to raise and use funds, on one hand, the developed enterprises can not afford a huge initial investment, on the other hand, it has long construction period and high operation and maintenance cost, so how to widen the financing channel, choose the reasonable and effective methods of financing, promote the landmark high-rise development project’s investment enter into the benign loop is needed to research topic.Firstly, based on the qualitative definition of the landmark high-rise building development project,this paper dose the investment analysis aiming at the specific characteristics They are investment analysis and financial analysis. It focus on the detailed analysis of the investment estimation and financial evaluation of investment for the landmark high-rise building development project.Surmed up: compared with the ordinary real estateproject, the landmark high-rise building project’s investment scale is larger, construction cycle is longer, Capital occupancy time is much longer.Secondly,the paper based on the characteristics and the investment analysis of the landmark high-rise developing project, it has put forward the project financing to be used to the landmark high-rise development project.Including the feasibility study and Application Study of landmark high-rise development project financing. The feasibility study analysis the concept and the characteristic, the landmark high-rise development project financing structure, financing subject and application prospect. About the application analysis, analysis the selection and design of the financing mode of principle firstly, then through the comparison of several common modes of project financing, select the project financing mode of the landmark high-rise development project, and set up the comprehensive fuzzy evaluation model to evaluate the selected mode.Finally, based on the above analysis, it does some analysis of financing risk and financing cost analysis for the landmark high-rise development project financing, investigate the calculation method of the loan financing cost, stock financing cost, bond financing cost and the retained earnings financing cost. Through classify、 identify and determined the financing risk of the landmark high-rise development project identification and, finally, the paper discusses how to prevent and treat the risk of the landmark high-rise development project.
