China and Japan are neighbors. From ancient times to the present, the two countrieslearn from each other and influence each other. Since from the ancient times, Japanimitated Chinese characters to cause the pseudonym record text, to modern China learnthe way of the democratic republic from Japan. Although political disputes hascontinued, but it can’t completely deny the fact of the impact of each other.In Japan, there are many of the research scholars. They understand China’s history,culture, economy and politics. While China, because of nationalism, most peopleholding hostile attitude, coupled with the Great-nation chauvinism, Chinese peopleholding the attitude of contempt, and then bother to understand everything about Japan.However this is an unworkable attitude, strong Japanese economy has its own uniquetruth. With learning attitude we should contrast with Japan, to learn, and thus be able torise above it.Japanese real estate has gone through the period of the bubble economy, thedevelopment of the real estate market bubble burst in reality gradually moving towardsstable, while China is in the rapid development of the real estate of its inflection point isnot known at this stage, it may take two is not reasonable to compare the market indifferent stages of development, But in the long time, China will always slowly grownto the level of Japan, which at this stage, in a general sense, the experience of Japan stillhas some practical significance, looking at the present stage of China’s real estatemarket regulation deficiencies, thus promote the development of the real estate market.This article discusses the Sino-Japanese real estate market analysis from the perspectiveof the market situation, government regulation, industry self-regulation. Marketsituation focus from the description of the land market, real estate market, real estatecapital market situation; government regulation from economic regulation (includingthe entrance regulation, price regulation and investment regulatory system) and socialregulation system is described; industry self-regulation in the case of organizationsoverview of the industry of the two countries, focusing on comparison of the RealEstate industry Association of China and All-Japan Real Estate Association in regulationto develop the right, Regulation of the implementation of the rights, the right to punish.Attempt to describe the structure of the market allocation of resources means, thus itscomparative analysis to identify differences at the preliminary determination of the causes of the difference, the final summary and preliminary recommendations.
