With the comprehensive consideration of housing economics, the residential habitation welfare is the important determinant of residential location, including air quality, public safety, environment health (Levy,A.,2009), education, health care, transportation and job accessibility, etc..The selection of residential location is a complex spatial process and has an important influence on residents. The location affects houses’value. Furthermore, community pattern impacts on the neighborhood relationship. Residential space location and amenity impact on residents’daily life and residential welfare. At present, many habitation spaces are replaced and reconstructed with the urban rapid expansion and renewal in China. Moreover, urban space differentiation is obvious under the constraint of housing affordability in recent years. Residential welfare space differentiation derives from habitation space production and rebuilding. When urban residents select residential locations, they pay more attention on their housing affordability, social attribute, household structure, housing price and location. So the tendency of residential space differentiation is more obvious along with the residential space selection. Hence, residential space welfare has arisen over in different groupings with the residential space differentiation and the market development of house.This article has three parts. The first part consists of Chapters one and two, includes research background, current status, content, ideas, methods, and living space benefits constitute and related concepts. The second part consists of chapter three and four. The three part including chapter five. In chapter four, the article integrates AMM model and Capability Approach of Amartya Sen to measure the respective housing consumption surplus of seven groups of residents according to the location selection under their housing affordability in order to analyze the residents’habitation location welfare variation under the personal housing affordability in Kunming city. The study shows that the basic target of urban development should be the residential welfare maximum for all people, especially for low-income groups to promote their habitation welfare. The fair allocation mechanism of spatial resources for habitation welfare should be established, and the spatial distribution of the residential service amenity and public resources should be coordinated in accordance with basic principles of equity and social justice.
