More and more newly employed graduate choose to obtain employment and settle down in xi'an city.However,the housing supply cannot effectively meet the housing demand of the newly employed graduate with increasing scale,and the cost of housing expenditure also shows a rapid rise in the market of housing market and rental market in xi'an in recent years.To determine how and what kind of supplies the newly employed graduate are able to afford,and what they need,it help to give effective supply,retain talent and increase that vitality of the city.Firstly,based on the influence factors of housing affordability,through the questionnaire to learn about the present status of the housing of newly employed graduate in the city of xi'an:Commercial housing market supply cannot effectively meet the demand of newly employed graduate caused poor housing conditions;Through calculation to find newly employed graduate housing income proportion of consumer spending is too high,lead to poor housing affordability.Secondly,the Logistic housing payment ability regression model is constructed.The research data is used to analyze the influencing factors of rental affordability and affordability,and the conclusion is as follows:The main factors that affect the ability of rent payment are gender,education,monthly income,per capita housing area,and whether or not to rent the transition;The main factors that affect the affordability of the purchase are marital status,education,monthly income,housing accumulation fund,per capita housing area.In addition,virtual variables are introduced to analyze the influencing factors of these main factors,and analyze the actual effect of each factor.Thirdly,the ability to pay rent is divided into male and female,it is found that the group with the bachelor's degree in male has the lowest paying ability,and the monthly income of the female is between 5001-8000 yuan,the housing area is 41-50m~2,and the rental payment ability is the lowest.The ability to pay a house can be divided into married and unmarried comparative analysis,found that the group with master's degree in married group has the lowest paying ability,the unmarried group with housing accumulation fund and monthly income of 2501-3000 yuan has the lowest paying ability.Then,the newly employed graduate is divided into two types of single and small family,the residual income method is used to calculate the housing size of each income level when the rental and purchase are matched with the income.According to the calculated result,build housing gradient consumption structure,on the basis of the housing demand of newly employed graduate,the housing market should supply 35-55m~2 of housing,housing sales market should supply 40-70 m~2 housing.On the one hand,it can clearly guide the reasonable choice of housing consumption mode for newly employed graduate,on the other hand,adjust from the supply to effectively meet the demand of newly employed graduate'small-sized housing.Finally,according to the results obtained from the foregoing analysis,the countermeasures are proposed:First of all,we should improve the housing security system for newly employed graduate.Secondly,we should promote the healthy development of the housing rental market.Finally,we should guide the concept of gradient housing consumption,adjust the supply structure of rental housing,improve the quality of rental housing,and take measures to improve the housing situation of newly employed graduate.
