With the continuous deepening of state macro-control, the traditional real estate market in China is stepping into regulation and transformation period and the profit of the development of housing is curtailing. The direction of real estate enterprise development is forced to change because of the fierce competition in the commercial real estate. Jiang Xi is in the key period of urbanization and industrial upgrading, comparing with traditional real estate industry, the disposable characteristics of consumption, the continuous operation of real estate and the cheep cost of product attributes make it as a new type of real estate investment springing up in the real estate market in Jiangxi province. However, taking current situation of real estate development in Jiangxi province into consideration, there are many problems appeared, such as the blind investment, convergent location, similar services, imperfect operations, etc. Therefore, it is necessary to make a scientific evaluation of investment risk of industrial real estate in Jiangxi, so as to grasp the influence of investment risk on investment activity comprehensively and promote its sustainable development.The intention of this paper is to describe the level of economic development, industrial real estate investment environment and the existing problems in its process through the quantitative analysis of investment risk of industrial real estate in Jiangxi. What’s more this paper qualitatively analyzes the risk factors of industrial real estate in Jiangxi, establishes the system of evaluation indexes for risk investment, then uses AHP-CIM composition model to measure the risk of real estate, and outlook the sustainable development of industrial real estate in Jiangxi Province.In the end, the author puts forward some suggestions to deal with the investment risk of industrial real estate. First, grasp the dynamic policy deeply, build industrial environment; Second, take the market demand into consideration fully to avoid risk Third, select and use the various financing plans to strengthen the investment decision-making for industrial real estate; Fourth, select developing orientation scientifically and hold operating rhythm reasonably.
