With the increasing aged tendency of population, miniaturization of familystructure as well as empty-nested phenomenon, the traditional pattern of old-age supportbased on family is shocked greatly, senior residence emerges as the times require andnow it is needed by a growing number of old people. Senior residence in the broadsense not only includes the welfare pension institutions such as nursing home,gerocomium, but also includes independent apartments for the elderly as well as theelderly residence. It is a branch of aging industry and also an important market segmentof the real estate, belongs to combined industry of aging industry and real estateindustry. So developing senior residence not only has social significance, but also makeseconomic sense.Based on previous research on senior residence, this paper mainly focuses on Xi’anthe largest aging city in Shaanxi. According to the qualitative analysis of populationaging environment, pension models and residence situations of the aged, developmentstatus of senior residence in Xi’an, we reach a conclusion that it is inevitable andnecessary to develop senior residence in Xi’an and then provide in-depth analysis ofcauses why the other types of senior residence develop slowly. In order to finddeveloping countermeasures of senior residence, this paper studies from the point of theactual needs of consumers and takes advantage of questionnaire to acquire related data.In this way, we draw the conclusion that the residences of the aged in Xi’an are not socomfortable for their later life, supply and demand imbalances of senior residence isobvious, demand was diverse,29.48%of the aged prefer to choose marketable seniorresidence. Meanwhile, this part lays the theory foundation for the in-depth research onmarketable senior residence. This paper research purchase intention of marketable senior residence by usingLikert’s five subscales to gain insight into the aged. On the basis of related theories, thispaper proposes fifteen hypotheses and build SEM to research and analysis affectingfactors as well as their influence paths by SPSS, LISREL software. The result showsthat perceived risk has bigger Impact than perceived quality on purchase intention ofmarketable senior residence, six exogenous latent variables including productknowledge, perceived price, consumption scene, brand Perception, advertisingperception, reference group influence purchase intention according to their influences toperceived risk and perceived quality. From relevant analysis,we know it is negativecorrelation between age and purchase intention, is positive correlation between income,education level and purchase intention.Finally, this paper raises the overall developing countermeasures of seniorresidence in Xi’an according to the qualitative and quantitative analysis of the results;From SEM, we can learn every affecting factor and their impacts and propose targeteddeveloping countermeasures of marketable senior residence from multiple perspectives...
