Xi’an subway line2came into service in Sept.2011, which marks Xi’an isentering a new period that the metro will be constructed roundly and rapidly. The newtransportation network can relieve the city problems caused by economic development;also it can promote the value of the surrounding property. Xi’an subway presents newdevelopment opportunity to the CBD center which contains intensive office buildings.In the meanwhile, in order to realize the goal of rational use of land alongside, it putsforward higher requirements to investors on land development and choosing, andgovernors on city planning.Based on current subway planning, land use planning as well as traffic conditionsin Xi’an, Combining with the general requirements of sustainable urban developmentand rail transportation research both here and abroad, and this thesis focused on therental offices along Xi’an metro line2. By comprehensive consideration of variouskinds of internal and external factors that had impact on office rents, this paperquantitatively analyzed the spatial effect caused by Xi’an Metro Line2on the nearbyoffice rents by BP neural network model which features great optimization effect andhigh capability of self-studying. The result showed that Xi’an subway line2had asignificant influence on the rental offices alongside. The average influence index ofoffices800meters away from the subway entrance was10.5%. Within the100-300m,the rent became higher when the distance got further. In between300-800m, the rentwould become lower as it got closer, and the decline extent would be more and more sharply. Finally, it probed into how to make full use of the land along the subway andproposed some practical suggestions. All above provided some decision support torational use of land surrounding the subway and provided developers with somereference to location selection of offices.
