As an important part of China’s social security system,Construction of affordable housingis not only a significant measure to improve the livelihood of Chinese people, but also the major content of the real estate macro control. The "Twelve-Five-Year Plan" proposed to build36million units of affordable housing. Long-term sustainable funding is animportant guarantee to let affordable housing projects to be carried out smoothly, but is also the restriction to develop China’s affordable housingcurrently.As an important economic channel of affordable housing, commercial banks credit has made a significant contribution to let affordable housing work smoothly. How commercial banks to play the role in itssocial function, to provide more for affordable housing construction loan investment, to identify and assess the credit risk of affordable housingaccurately, have become an issue for commercial banks to support affordable housing projects, also is the main content of this articleto discuss.This research is based on credit risk management of developing affordable housing of commercial bank. First, according to the classification of affordable housing, theoretical analyze financing model and current situation of all types of affordable housing. The second part is, a brief description of various types of affordable housing financing channels, analysis financing problems of various types of affordable housing, explore the types of commercial bank loans risk for affordable housing and reasons of the risks exist. Then, combined with the financial indicators of10affordable housing enterprises in ZhejiangProvince, build a new risk assessment model, to analyze the evaluation model scientific with the help of SPSS tools. Finally, based on the overall research and learn from international experience in financing affordable housing, gives some policy recommendations for China’s commercial banks on loans to affordable housing.
