With the improvement of our country’s urbanization and the continuous improvement of the housing market, the estate industry has become one of the pillar industries of national economy.Meanwhile, housing prices has become the hot spot in the urban residents, the government and property developers. At first, this essay summarizes the residential prices spatial variation theory, hedonic price model and the GIS space expression method. Residential property prices have a very close relationship with geographical spatial location. Different location results indifferent housing price level, which has an obvious spatial variation phenomenon. Taking Shanghai as an example, this essay studies the relationship between urban housing prices and variation, revealing the formation mechanism of urban housing price spatial variation from the angle of the hedonic price.From microscopic angle, this essay collects and analyses the820Shanghai urban housing prices and relevant information in July2012, using the ArcGIS tool, drawing the contour map, space distribution and cteristics of variable thematic map through spatial interpolation mapping within the outer ring of Shanghai housing pricesGraphics shows that housing prices in Shanghai aims at jing’an temple, into the surrounding gradient descent, and in the pudong area, aiming at lujiazui, the outer gradient descent.Including, there are many regional centers. On this basis, using19cteristic variables as independent variables, the essay establishes the variation of the model of Shanghai housing prices and studies influence in the degree of the housing price and the marginal price through the cteristic variables. The empirical results show that the12cteristic variables have an obvious impact on housing prices to the different degree. Finally, based on the results of thecteristics of price model, the essay has summed up the direct cause of Shanghai urban housing price spatial variation and external motivationThe empirical research results of this essay can be for the Shanghai government for urban planning, choosing the location of real estate developers, city residents purchase, also can be for the empirical basis for similar studies in other cities.
