In recent years the housing price is always a hot spot which the society pays attention, and Hangzhou's housing rise in price extremely is all typical in the nation. Because of the housing price spatial distribution different, studying on the unify of housing price and its locates when we focus on the housing prices is not only may formulate the development plan for the government, analyze the relations between housing price and the social economy level of development, manages the housing market, as well as the property enterprise determined housing marketing price and so on provides the policy-making basis, but also may for further study the urban development level and the house price whether reasonably do provide the theory basis.The paper profits from the domestic and foreign research results, with actual situation of the Hangzhou housing market, based on the hedonic price model, studies the spatial variation of Hangzhou housing price and analyzes it's reason and power to form. Through the investigation of Hangzhou housing prices in 2003, establishes the hedonic price model, estimated the housing marginal price, unifies the Hangzhou housing space information database which constructs in the GIS platform, carries on the housing price spatial variation research, take the quantification housing hedonic spatial variation as the foundation, analyzes the reason and the power of housing price variation progress, and compare with the newly built housing price in 2005.The paper conclusion that the Hangzhou housing price overall take the Westlake as the center, to all around decreases progressively;and the Wulin square is the housing price inferior center. The spatial variation most main reason is the housing position: Journey condition and to Xihu's distance, the housing itself property management and the living environment also is a important reason, the big area river and park have to the housing natural environment affects greatly. The power of housing price spacial variation is to be possible to induce into the urban planning, the government policy and the social development.The present paper innovation place mainly is: Thus construct the Hangzhou housing hedonic price model take the hedonic price theory and the model as the basic research housing price influence factor, change the tradition qualitative analysis method to quantification, and make housing data visual through the GIS system to have the spatial measure foundation, plus the Geostatistics model carries on the housing price spatial variation research. This has the certain reference value regarding to the Location Theory, from now on might further study develops to the government policy making, the developer investment decision-making, the consumer chooses the housing and so on to provide the practical theory tool.
