At present,China’s aging population has growing rapidly, on the one hand endowment real estate development faces many difficulties, on the other hand also faces great opportunities and challenges. Confront this phenomenon, this paper used a lot of literature research,the experience of endowment real estate experience in developed countries is of great significance for us,such as:The United States,British,Japan;and refer to two endowment real estate projects:Sun city in Beijing, Qinheyuan in Shanghai.and make suggestions from three aspects:Financing model,profit model and policy advice.We draw conclusions by take the research data,theoretical analysis,case analysis and other methods.(1)The experience of endowment real estate experience in developed countries is of great significance for us, by learning them,we know our country’s endowment real estate development financing model is Large institutions financing mode, B-O-T mode,Portfolio financing mode and Real estate company and the insurance agency model.(2) Through the analysis of Sun city in Beijing, Qinheyuan in Shanghai this paper built endowment real estate development profit model of our country is A+B profit model,The combination of Medical care and Pension.(3) Through the analysis of the endowment real estate in our country, make suggestions from five aspects:financial policy, land policy, fiscal policy, tax policy and Technician Training.and focus on the Reverse Annuity Mortgages.
