Narrowing the urban-rural property income gap is the key to narrow the urban-rural income gap. To start with,this article analyzes the present situation and gap of urban-rural income and property income, finding the expanding urban-rural income gap, among them, the property income gap of the four kinds is the most significant in the wide gap, and the key to narrow the gap is to increase the farmers’ property income. Followed by farmers’property income, then it discusses the influence factors of urban-rural property income gap from the perspective of connotation of the property income qualitative, including rural financial (farmers savings, the rural financial development) and rural human capital.For quantitative research on the impact of these factors on the urban-rural property income gap, this article,which is based on provincial panel data from1997to2011, from both the national and regional levels built farmers’savings, rural financial development efficiency and scale, the rural human capital and urban-rural property income gap of panel data model and panel error correction model. Through panel cointegration test, farmers’savings, rural financial development, rural human capital and urban-rural property income gap between the long-term stable equilibrium relationship.The results of panel data model estimation showed:in terms of the country, farmers’savings deposits, the rural financial development of efficiency and scale is negatively related to the urban-rural property income gap, the reform of urban and rural dual system, letting farmers have more property, deepening the reform of rural finance, developing rural small micro finance and innovating financial tools are beneficial to narrow the urban-rural property income gap. Rural human capital is positively related to the urban-rural property income gap, it’s necessary to optimize the structure of education of farmers, prevent the rural human capital spillover and raise farmers’awareness of investment risks, thus inhibiting property income gap between urban and rural areas to expand. In terms of area, the influence of these factors on the the urban-rural property income gap differs in the area, while the most significant impact on the east. In addition, the area model of rural financial development scale and the relationship between the urban-rural property income gap into a positive correlation, it reminds us that while concerning span of financial development at the same time should pay more attention to financial depth in the process of deepening the rural financial. The panel cointegration test confirmed that there is a long-term equilibrium relationship between variables, on the basis of panel error correction model farmers have long-term equilibrium between farmers’savings, rural financial development, rural human capital with urban-rural property income gap has a positive adjustment,short-term fluctuations, whole these influence factors will expand the income gap between urban and rural areas.
