The vigorous development of China’s real estate market provides adequate housing forthe residents to improve their living conditions, and further the development of individualhousing business not only promoted the rapid development of loan business of commercialsbanks, but also solves the problem of insufficient funds for the purchase of existing. However,the development is always accompanied by risks, the individual housing loan amount is larger,the repayment period is longer, there is asymmetric information and other factors between theborrower and the bank, to loan default risk hidden danger. How to accurately judge theborrower’s credit status, ensure the quality of the loan, has become the most importantproblem faced by commercial banks. The purpose of this paper lies in the analysis of ourcurrent existence of individual housing loan risk, to improve the personal housing loan riskcontrol suggestions.Firstly,the paper describes the research background, research significance, researchstatus at home and abroad, the definition of individual housing loans, types, characteristicsand explained. Then the data collected through the analysis of individual housing loans inChina at present market status, analysis of the current development situation of personal creditmarket, and the combination of the United States sub-loan crisis of commercial banks loandefault riskSecondly,the author through investigation, collection of data in a X bank in Qingdao,analysis and discriminate analysis method to construct individual housing loans newevaluation index system by using the factor. The author summarizes the14impact ofcommercial bank loan default variables, extract8factors, to analyze the influence degree ofdifferent variables on individual housing loans. Finally, the calculated results and the actualdefault function model analysis, accurate rate in more than83%, according to informationprovided by the borrower more accurately predict the risk of default sizeFinally, countermeasures of bank individual housing loan risk management are explored.Put forward to strengthen the risk of commercial bank’s internal control, strict implementationof credit review and credit management procedures, establish and improve the evaluationindex system of individual housing loans of commercial banks of science, through theimprovement of relevant laws, the development of individual housing loans two class market,regulate real estate development and other measures to build housing loan management good external environment.
