In the current international environment, along with the outbreak of subprime home loans crisis of the United States in2007, the U.S. housing bubble burst, many real estate lending institutions have themselves in financial difficulties, even bankruptcy, a large number of funds holders of subprime mortgage-backed securities, investment banks and other financial institutions are also a huge loss, thus sparking the U.S. and global financial markets upheaval. The breaking out of the U.S. real estate sub-prime crisis again let people see the real estate finance by the inherent financial risks.In our country, with the acceleration of urbanization process in China, the real estate industry is developing rapidly. Real estate finance is an important aspect of real estate development, and guard against the risk of real estate finance for the entire financial industry and the national economy, stability and development is also crucial. Seeing from the facts of commercial bank, on the one hand, some banks are in lack of the importance of developing the personal house credit business, passive attitude and negative work; some banks are in lack of power degree and measures in the business and marketing; the whole diathesis of the people who engage in the personal house credit is not high. On the other hand, the characteristic of personal housing loan risk is not well known by some branch banks;the delopment of personal housing loan is cared more than its management, which causes the appearance of bad loan problem; the integrity management and detailed guidance is weak. Although these problems just appear,they must be cared. We must adjust the related rules according to the change of thesituation, so that the development and management of personal housing loan can be improved very well.The body of this paper is divided into five chapters, each chapter is as follows:Chapter I:Introduction. The author mainly analyzes the background, and status of domestic research of studying of real estate finance. Chapter Ⅱ:The risks of individual housing loan business in our country.In this chapter the author analyzes the status quo of individual housing loans and the major risks to be faced in our country.Chapter Ⅲ:Analysises of business development Status in Industrial and Commercial Bank of China of individual housing loans. In this chapter it describes the current development status of Industrial and Commercial Bank of China of individual housing loans business and the risk analysis we face.Chapter Ⅳ:Measures to deal with the risk of Industrial and Commercial Bank of China of individual housing loans business. In this chapter the author describes countermeasures of dealing with Industrial and Commercial Bank of China individual housing loan business risk mainly from the nine sub-branches.Chapter Five:Conclusion.
