Harmonious Degree Evaluation Of Residence Community Based On The Hierarchy Extension Model

With the acceleration of urbanization process, people’s living standard enhances unceasingly, disposable personal income increases rapidly, and people’s concept on housing has changed a lot,their demands on the quality of residential area become more and more intense. In this context, how to grasp the needs of the consumers better and how to make more accurate and effective investment decision is an urgent issue for developers. Therefore, the overallharmonious degree evaluation of residence community, a special product, is of important theoretical significanceand practical value according to the market demand.Based on the detailed summaries on the researches of residential district evaluation in sustainable development theory, green building theory, harmony theory and extension principle, the concepts and connotations of green residential district and ecological residential district were extended in this thesis, and the concept and connotation of harmonious degree of residence community was worked out. On the basis of above concepts, construction principles and methods of residence community evaluation index system were put forwarded. To reflect the connotation of harmonious degree of residence community, four first grade assessment indicators and sixteen second grade assessment indicators were selected, and the concepts and evaluation criterion of each second grade assessment indicatorwere detailed. The first grade assessment indicators respectively arehouse performance, residential planning, residential environment and residential services. The second grade assessment indicators include house type matching, functional space set, geographic location, plot ratio, environmental greening, traffic environment, acoustic environment, light environment, property management, medical and health services and recreational activities. They constitute theresidence community’s harmonious degree evaluation index system.According to extension principle, the classical domain and joint domain were defined, the matter-element and correlation degree were identified, and the Hierarchy Extension Model was built.Lastly, the model was applied to specific project; the harmonious degreeof residence community was worked out after model calculation. And the results can provide a new kind of reference for developers’investment decision.
