In21st century, with the development of urbanization, the spaces evolution of construction land of towns and villages in Yanqing County of Beijing is obvious. Commissioned by the Beijing Municipal Planning Commission and the Planning Board of Yanqing, Firstly, this thesis is relevent with researching the space changes of the construction land of town,rural and village of Yanqing, in order to found changes in laws and characteristics and its problems nearly10years.Secondly, through analyze and study, it will explore the factors that lead to the changes of the space, which will become the valuable resource for Yanqing, the suburbs of other major cities which have the similar situations with Yanqing, and especially for the counties in mountains with ecological conservation functions provide valuable research base in the development of planning policies in. In the research of the spaces development of towns and villages in Yanqing, there are two research directions: First, this article mainly discusses the changes of the landscape in the towns and villages, and emphasize the importance of ecological protection for Yanqing development. However, at present, there are no legal aspects of landscape planning in the towns and village level in China. For this reason, the suggestions which are mentioned in the studies will not be included into relevant planning, which makes this type of study is only theoretical and there is almost no contribution for any practices in towns and villages planning. The second type is from the view of the Land Bureau. This type of research focuses on agricultural land, which is closely associated with economic development. However, the studies of construction lands only act as a secondary part. In addition, in general, the space studies of villages and towns are mainly keeping on the land level, instead of building level, such as construction intensity, building spaces, and so on. In conclusion, based on the space development of the construction land, this article shows the characteristics and principles of the space development on land level and building level, and explore the reasons of that, in order to give relevant policy recommendations.Firstly, this article is based on the data in the Statistical Yearbook of Beijing to compare the changes of construction land area between Yanqing with other countries in Beijing, in order to determine the location of Yanqing in Beijing. Secondly, based on the data of Yanqing Statistical Yearbook in2001,2007, and2009, and make use of GIS to analyze construction land distribution and conversion between the land use type of Yanqing, in order to determine the regularity and characteristics of evolution on the construction land size, layout, and conversion of the land use type of towns and villages in Yanqing in the past10years. And through research, with the help of some typical case studies, in order to determine the characteristics and principles of the space development on the different building space types,including courtyard space, street space, recreational space, production space and living space of Yanqing.By selecting, sorting, supplementary factors that already exist, and ultimately selected the eight factors,including the terrain conditions, population, industry structure, market demand for tourism, planning function positioning, implementation of the relevant system, the construction of roads, farmers ideological transformation and so on.By analyzing the relationship between different factors and spatial variation, found that the common law and the difference in the impact of each factor on the construction site of the different types of towns, and further identify the dominant factors which lead to the changes of the spaces of different types of villages and towns.The author analyses the space changes in laws and characteristics of the construction land of town,rural and village of Yanqing nearly10years,and identify factors associated with the changes. Hope that through this study, allowing the mountain counties of metropolitan suburban towns focus on contact between the village planning and other planning, and strengthen the management of the planning,and added controlling elements in the planning,such as the building capacity,to ensure that the plan can be implemented.
