With the rapid development of our country’s economy, increasingly rapid processof urbanization and Increasing the size of the city area, the old industrial buildings are tobe located in the heart of the city which originally located in the urban fringe. While thelack of urban construction land is becoming serious, besides inspired by reuse of oldindustrial buildings abroad, the reuse of old industrial buildings in our country’s urbancenters has been widespread concern. But, most researches on the urban transformationof old industrial buildings still confined to reuse design patterns, use value, and otheraspects of the transformation of the advantages. Risk Management for reuse in theprocess of transformation is much few, however, the old industrial buildings’ soundnessof risk management is the key to achieve the goal about reuse of old industrial buildingsto maximize the value of these buildings.System dynamics is a computer simulation technology which can be studycomplex dynamic behavior system. Each project of reuse of old industrial buildings is acomplex system, and risk factors presented in the system is that" Pull one hair and youmove the whole body". The traditional approach to risk management is more generallyfor the static and to be lack of extension, so it’s hard to control risk factors for thenon-linear relationship and then It is difficult to further understand the relationshipbetween the association and deep-seated about the various risk factors. However, theuse of system dynamics has made up the deficiency of traditional methods. Therefore,this passage combines system dynamics approach to the use of risk management ofcity’s old industrial buildings which are based on in-depth understanding of domesticreuse of old industrial building renovation status and practice of risk management experience.The main contents are as follows:1.With the rapid development of the city as the background, the passage discussesthe necessity to start research of recycling old industrial buildings in the cities from thepoint of view of city regional development theory, city evolution theory, ecology theory,economics theory.2.The passage is based on the national survey research data of old industrialbuildings collected by the team., and classified analysis from five aspects that is policiesand regulations, construction’s distribution, structure type, retained the status quo andreuse features of the transition among a lot of research projects as a follow-up referencefor risk identification.3.To introduce briefly the dynamic modeling system the passage clears superiorityof system dynamics identification stage of risk management by introducing thetraditional risk identification methods. It also describes the traditional method andsystem dynamics are complementary relationship. On the basis of data that collected bythe national survey research group about the old industrial buildings, it identifies riskfactors for urban reuse of old industrial buildings projects.4.Application of system dynamics to build and reuse of old industrial buildingsfeedback graph model risk identification and then using this model to analyses andreveal a causal relationship between the various risk factors are discussed in the passage.Besides it builds the risk of fluid chart according to the risk identification based onsystem dynamics feedback graph model. And Put forward countermeasures andsuggestions on the basis of risk identification and analysis. Providing reference forfuture reuse of old industrial building renovation project risk identification, assessmentand decision-making researches is also another goal.
