BIM Technolog Application In Office Building Desing And Pipeline Collaborative Research

At present, the construction industry has great contribution to the economic development, in the proportion of gross national product (GNP) is higher and higher. Modernization construction has made remarkable achievements, but the construction still exists the problem of the huge energy consumption, low efficiency "reality. To "reduce energy consumption, improve efficiency", according to the manufacturing using PLM (Product Lifecycle Management) concepts developed PIM (Product Data Management) technology achieved great success, the construction industry also gradually in accordance with the BLM (Building Lifecycle Management) concepts developed BIM (Building Information Modeling) technology, Building Information model technology application in the Building came into being.The construction industry after the "hand+ T-square, two-dimensional automation, informatization" three stages, informatization is the inevitable trend and the trend of architectural design, BIM technology as a 3D building information model, the future development direction and represents the construction industry. The domestic and foreign BIM technology will be applied to the architectural design and property management is not a long time, foreign countries started using BIM technology is mature after 2002, the domestic application of BIM technology to start a shorter time, began in 2008, given the enormous impact of BIM technology brings to the construction industry, the domestic housing ministry gradually increased the intensity of application, department the construction of some provinces and cities also began to gradually began to guide policy promotion in 2014, but is still in the primary stage of exploration.Under this background, this paper takes a comprehensive office building as an example, BIM technology will be applied to the architectural design of the whole process (scheme, preliminary design, construction drawing, a full set of drawing) and property management, through the application of the research, summarizes some valuable conclusions.This paper introduces the research status of BIM technology; set up to carry out acomprehensive office building construction engineering design by using Revit platform; analyzed and traditional architectural design mode, find the advantages of BIM technology; using Revit to carry out collaborative design platform, pipeline designcollision check error correction research and pipeline fine construction application research; property management system development platform for BIM technologybased on a comprehensive office building. Application of data analysis of the results showed that the application of BIM technology in the architectural design phase,collaborative, property management is a reliable and effective, such as shortening the design cycle; reduce the drawing error; to achieve precise engineering quantity statistics; design of personnel on-site service times reduces; engineering changereduces the number of times; it has important reference value in theory research significance and the engineering practice of property management maintenance cost reduction and efficiency increase.
