"Green Building Evaluation Standard" GB/T50378-2019 was revised and approved by the Ministry of Housing and Urban-Rural Development and officially implemented on August 1,2019.The new standard has significantly revised the original standard,realizing the transformation of green buildings to "people-oriented" and "user" perspectives,thus arousing people's attention to the operation and management of green buildings,especially green office buildings.After more than 20 years of industry development,green building construction has entered the fast lane.As an important component,green office buildings also welcome new opportunities.However,the long-standing thinking concept of "emphasizing design and construction but neglecting operation" in the industry has restricted the full play and expansion of green functions of office buildings,and green office buildings are facing new challenges in operation and management.Based on the "Green Building Evaluation Standard" GB/T50378-2019,this study analyzes the current situation and common problems of green office building operation management in China,such as the disjunction between the design and construction of the construction industry and the operation,the overall low quality of property services,the excessive energy consumption and the difficulty in controlling the indicators,the inadaptability of the operation management stage to the use of new science and technology,the insufficient application of the policy incentive mechanism and the difficulty in compensating the incremental costs of green operation management,etc.In view of the problems,this paper puts forward the concept of building life cycle management,and through promoting the upgrading of office building property service industry,using high-tech intelligent means to carry out dynamic energy consumption control,and reasonably using government incentive policies to cope with incremental costs,etc.,to construct the operation and management mode of green office building,and puts forward feasible suggestions for the future development of the industry.The case of a Grade A office building in Beijing selected in this paper,the author experienced the process from construction to operation management,found the problems existing in the actual operation of green office buildings,and caused a lot of thinking.On the basis of a large number of literature research and analysis,through personality analysis to common results.With the help of this topic analysis and thinking,I hope to explore an office operation and management mode suitable for the development of the times,so as to make people pay more attention to the operation and management stage in the whole life cycle and realize the goal of "people-oriented" office building from light green to dark green.
