As for energy saving and emission reduction, to realize the building energy conservation is not only need to new buildings; the more important is to tackle the existing buildings. As a typical existing city community, the existing school community contains diverse buildings, outstanding features of load distribution, and obvious problems in energy using. Therefore, the existing school community is a most strong representative and applicable one to be optimized and reformed in energy using, so as to achieve reasonable allocation of the resources. In this paper, the solutions to optimize the design and operation of important issues will be discussed about the existing school community with school teachers apartment in the cold regions.This paper analyzed problem of energy using in existing school communities. By establishing the community building physics model and using Tmsys dynamic simulation software, a dynamic load simulation all the year round of School Community Buildings in Weifang were carried out, so as to study the existing school community building load distribution characteristics and variation.Within the scope of the existing school communities, we study the use potential of renewable energy as well as its limitation and applicability in the process of using it. This paper focuses on the possibility of solar energy and shallow geothermal energy utilization in existing school community. In Trnsys software, a solar hot water system is built, as well as ground source heat pump systems, solar heat storage system, coal-fired boiler heating system, water cooling units and air source heat pump system.It provided effective means for optimization analysis and design. Researches focused on solar hot water systems, ground source heat pump systems applicability in such communities.According to the engineering practice of School Community and the results of simulation, make an optimization design of energy use in both water systems and air conditioning systems and select the best optimization project based on technical, economic and effectiveness.Studies showed that:the existing school communities have diverse functions architectural, obvious building load distribution phenomenon, and the levels of building cold combined with heat load is much greater than the peak value of the superposition of running time while the accumulated value; the existing school communities have big land area and wide building flat roof area which is suitable for shallow geothermal energy development and utilization of solar energy; solar hot water systems, ground source heat pump and solar thermal storage system can effectively meet the needs of the school community both in cold areas for domestic hot water, air-conditioning which is a more reasonable energy optimization program.
