| Research on the development of the construction industry, from the woodenstructure to the early industrial buildings to block construction to steel and reinforcedconcrete structures, each upgrade will be able to make some big improvements inperformance. Currently, the prefabricated assembly integral shear wall residence-oneof the modern construction industry (including the housing industry) form the basicrealization, has been confirmed superior to the current concrete house (in lieu of thatarticle now poured concrete house) in duration, quality, environment and other aspects(on behalf of in-situ concrete residential). This phenomenon is similar to Darwin’ssurvival of the fittest theory of biological evolution. Based on historical experience andValue Engineering principles, prefabricated housing replacing the Cast-in-placeconcrete residential structure is an inevitable trend! The construction industrymodernization and development of prefabricated housing has just begun in our country,and therefore it can not fully achieve the ideal states and some problems. The bigproblem is the high cost. Somebody even say that the high cost has been a seriousimpediment to the development of modern construction industry. Under this background,this paper will measure the true cost of prefabricated housing, compared with the cost ofthe in-situ concrete residential and do research. In this paper, the BOQ valuation modelwas used, and a creative way to exclude the factors driving down the cost of squaremeters was used to reflect the growth of the cost more objectively. After analysis, thecost is not so high that completely restrict the development of prefabricated houses. Thispaper combined with advanced management methods, tries to make the cost low, aswell as to solve some other current problems by the approaches such as LeanManagement, Six Sigma, and meticulous management, etc., for the government andconstruction units as a reference. |
