| In recent years,with the increasing attention and support of the state in environmental protection and industrial upgrading,and the disadvantages of the original building mode,such as large amount of waste of resources,surrounding environment pollution and so on,are increasingly prominent.Therefore,the reform of building methods is imperative,and new building forms of energy conservation,environmental protection and sustainability are actively promoted all over the country.Assembly can optimize the allocation of resources,reduce unnecessary waste,greatly reduce the pollution of the surrounding environment of the construction site,and save labor,so as to obtain higher comprehensive benefits.These advantages make the prefabricated building get the attention of all parties,and the development of the prefabricated building has become one of the important tasks to promote the development of green building in China.Then,the promotion of prefabricated building in our country is not smooth,the biggest problem is the high cost of prefabricated building caused by various reasons.Guided by the theory of value engineering,standard cost management and the theory of full cycle project cost management,this paper analyzes the cost control of each stage of the target company’s assembly construction project based on the assembly building construction specifications and the longhui village service project as an example.The problems existing in each stage are found out: the design stage is out of touch with other stages,the process in the production stage is not optimized,the arrangement in the transportation stage is unreasonable,the installation stage is relatively long and the rework rate is high.The target company needs to take effective measures to solve the problems in cost control in each stage.Solve the design problems by increasing independent research and development,improving the standardization of prefabricated components and molds,reasonably controlling the prefabrication rate of the project and increasing the connection of each stage;solve the problems in the production and transportation stages by adopting the assembly line production mode,reasonably arranging the production to realize the balanced utilization of resources and optimizing the transportation and loading scheme;and reasonably plan the installation steps by implementing the subsection flow construction In addition,dynamic cost control should be carried out in the whole process of the project by improving performance appraisal system,quoting WBS and BIM,and introducing standard cost method.Taking the longhui village service project as an example,this paper makes a case study on the cost control of the prefabricated building project of Zhongmin zhuyou Technology Co.,Ltd.and puts forward the cost control countermeasures.It can not only reduce the cost of the prefabricated building,but also provide a new profit growth point for the target company,at the same time,it can better respond to the national policies,improve the popularization of the prefabricated building,and provide a case for the relevant theoretical research Support,has the dual significance of theory and practice. |
