| Along with the economic development in recent years, the commercial estate, a core part of the market of real estate development, has stepped on the stage of market development. As is known to all, the real estate industry, having a long cycle and, moreover, being sensitively affected by economic, political and technological issues, is considered highly risky with high investment. In this sense, the blind decisions making of the developers would have them suffer huge economic and reputational losses, and to a large extent threaten the national economic and social steady development. Over the past decade, china has witnessed an explosive growth of residential real estates. However, the following overstock in a large scale testifies that the environment of the business running of real estate enterprises is deteriorating and the risks ahead expanding in a trend. Consequently, to ensure the healthy development of commercial estates, the significance of risk control and management, which is also highly concerned by real estate companies, has to be highlighted. However, so far, the awareness of corresponding risks has not been paid attention by China and no authentic method to manipulate them is come up. Therefore, the deep and systematic recognition, analysis and response towards risks along with the commercial estate programs are theoretically required and practically useful.This study, based on literature research, sums up the domestic and foreign academic discovers concerning the risk management of real estate, and then introduces the related theories. Last, taking the development project of Feilongtianrun Mansion as the research object, the study tries to manipulate the risks among the stages from investment decision-making, preparation, construction to rental(or sale), after building a deep understanding of its characters. This thesis contains Foreword, theories on risk management of real estate projects, the sketch of the Feilongtianrun Mansion development project, the risk recognition, risk assessment, suggested countermeasures, conclusions and outlook, which basically applies the risk management strategies on real estate development. On the basis of the conclusion of varied characters and risks at stages of development, the study suggests that the risk manager of projects should feasibly use the techniques in risk recognition, assessment, response and monitor on the basis of the characters of the project at different stages. And the method has been practiced and proven to be feasible and is of significance in running projects to the property enterprises. |
