Research On Comparison And Optimization Of Overall Finishing Decoration Program Based On Value Engineering

With the fast development of real estate industry and the change of consumers’ awareness, the overall finishing decoration of residence become the general trend of development in the future. Before the turnkey of residence, all fixed functional space are fixed up, the basic equipment of kitchen and bathroom are installed, referred to as the overall finishing decoration. The effective control of the program cost and meeting the functional requirements of consumers will help the full implementation of full decoration process. In order to achieve the coordination between the two, based on the principle of value engineering, this paper build a new comparison and optimization mode of the overall finishing decoration program.This paper use literature research method, expert investigation method, qualitative and quantitative analysis and case analysis and other research methods in the research process. The analysis of related concepts and the theory of value engineering and the overall finishing decoration laid the theoretical foundation for research. The paper analysis the functional of overall finishing decoration, define all functions and build functional hierarchy index system. Through the analysis of the cost, made components of the overall finishing decoration cost clear, and established the overall finishing decoration’s cost accounting system, which is composed of cost of different function space of house, make it easy to analysis the cost of function and account the costs of program. The paper establish a comparison and optimization mode based on value engineering. At first, conduct valuation comparison between full decoration program by improved AHP based on index scale and fuzzy comprehensive evaluation. And then analysis and optimize the most valuable program by function cost estimating method. Combining with a specific case analysis, indicates the comparison and optimization mode based on value engineering was operable and practical.The article research provides certain theoretical support for the value engineering applied to real estate project the overall finishing decoration in china, providing reference method to evaluate and comparison the overall finishing decoration program, and make continuous improvement path.
