Studies On Smart Community Endowment Management Based On BIM

As China’s economy continues to develop and with the gradually improvement of the health care system, people’s living standards has been improving, population aging will become an inevitable trend of China’s social development. In 2000, China’s population aged over 65 accounted for 7% of the total population, it indicates that China has entered the aging society.China’s population aging is accompanied by the inadequate basic national conditions "old before getting rich", the imperfect of the medical and pension institutions facilities, coupled with our deep-rooted " bring up their children for old age " traditional concept of retirement, which makes the task harder and harder to institutional care. China’s economy in the stage of rapid development and the young having big pressure from work, coupled with the forming of "four-two-one" family structure, the young are faced with increasingly heavy burden of supporting for the elderly; and because of "intergenerational tilt",everyone pay more attention to their children so that care for the elderly is not enough, resulting in the traditional family pension shocked. This series of questions have proved a "family-centered,community-based, professional services supported" community care model is the best way to retirement which is suitable for China’s current situation.Firstly, on the basis of the analysis about the current status of the population aging and senility, analysis of the necessity of smart community endowment, summarize and expounded the theory of BIM and the smart community endowment. Secondly, on the basis of summarizing the Maslow’s hierarchy needs theory, Social embedding theory and evaluation index system of smart community endowment built by scholars,build factors system of smart community endowment quality. Compared to use the structureEntropy weight method to determine the affecting weight of each factor. Then,divide community endowment management module for the factors, built a BIM-based smart community pension management platform and introduce the application of BIM technology in the smart community. Then,do safety evacuation simulation to the community entertainment center with Pathfinder evacuation simulation software based on BIM model,and optimize the room function layout, traffic control and space utilization according to the results of the simulation.Finally, on the basis of case analysis, select and use TOPSIS method to evaluate the affect the influnce of BIM technology in the quality of smart community endowment.In the base of case analysis, we compared the change of elderly pension mass in the smart community before and after the use of BIM technology.The results showed that,by using BIM,smart community endowment quality has greatly improved,especially for the living conditions of the elderly.However, BIM is not limited to a simple software application.BIM technologies combining Internet of Things, cloud computing and other technologies will bring greater convenience to the life of the elderly in smart community, which will be the main development direction of the future wisdom of the smart community endowment.
