Nowadays, economic recession is observed all over the world and more than 60% of population lives under below poorer level. People cannot afford big and expensive hotels and give more preference to small hotels which provide the same high quality service but for lower prices.It is generally known, that one of the highest energy consumers is Housing sector, which account more than 50% of all energy consumption and emit about 30% of greenhouse gas emissions annually. Hotel costs for heating, cooling and electricity is about 40% of all operative costs which makes this sector of industry attractive for consideration in terms of reduction energy consumption.The focus on sustainability and creation of environmentally friendly hotels is the new trend in Ukraine’s hotel sector. The hotels which operate with almost zero primary energy consumption(nearly-zero energy hotels) can bring a number of benefits to hotel owners and guests. Besides, reduction of main costs for energy demand, to become neZEH, it means to be a leader in competitive market and get high praise from guests.EnergyPlus? software was developed for whole building simulation and it gives an opportunity for user to perform and analyze whether existing or new-developed building is high efficient and also helps to find the most efficient building systems. Thesis focuses on investigation the impact of different energy efficient measures, including renewable energy technologies, aimed to achieve the hostel model which operates with almost zero primary energy consumption.The study consists of three main parts including: existing building analyzes, building properties improvement and integration of renewables to improved building model.The whole building annual simulation is done; simulation steps and methodology are explained. In the contest of research, design steps, methods and materials aimed to reduce building energy needs to bring ne ZEH model design concept are introduced.The study is aimed to achieve neZEH model for Ukraine with primary energy indicator no less than 95 kWh/m2·a and part of renewables no less than 35%. The study also evaluates performance of economic feasibility.
