The rapid development of economy bring the improvement of living standard, which makes people ’s demand for housing not only meet in the "just can live" level, and they begin to pay attention to the landscape environment surrounding residential. And all this attention undoubtedly brought new development perspective to real estate developers, but also makes the attitudes of consumer on choosing residential gradually changed.The city landscape aro und residential areas will inevitably bring increase in housing prices,and research on impact of city landscape on housing prices has the the significance on providing a new perspective for developers and helping the consumer choose residence and have a reasonable price perception.First of all,this paper analysed the present situation of research about the effects on urban landscape of residential prices at home and abroad, and summarizes the shortcomings and deficiencies of the existing research.by analyzing, The author found that the existing research on influence of urban landscape of residential prices are almost always used the traditional hedonic price model and even make an improvement on the traditional hedonic price model, and they seldom take the presence of spatial correlation into account, which will cause certain influence on correctness the conclusion of the study. Based on this point, this paper analyzed the impact of urban landscape on residential from the level of residential and cell. This paper using the traditional hedonic price model to study on residential level. For the study on district level,the research analysed spatial c orrelation used Arc GIS firstly based on introducing hedonic price theory and spatial e conometric model, then use the Geo Da software make regression for the basic model and spatial model,analyzing the influence of urban landscape on residential prices. Spacial characteristics model is to introduce the spatial error model and a spatial lag modelon on the basis of the traditional hedonic price model theory,which related to the construction of the matrix space, taking spatial correlation into account easily, which makes the conclusion of the study is more scientific and more accurate.The paper take the Lixia District, Jinan City as a case and used spatial correlation tool on Arc GIS and Geo Da software obtain the data o f the global Moran’s I index and analysiss patial autocorrelation on housing price. Through the correctness comparison between the traditional hedonic price model and the spatial hedonic price model, it is concluded that the spatial feature model is more accurate than the traditional hedonic price model.
