Research On The Influence Of Kunming Waterfall Park On Surrounding Housing Price Based On Hedonic Price Modle

City park as an important tourism resources and urban leisure city leisure space,not only provide a place for local residents and foreign tourists to visit,relax and entertain themselves,promoting the ascension of the whole city image and the development of the tourism industry,also can improve the ecological quality of the region and even the whole city,and create a better and livable urban environment for local residents,especially surrounding residents.Therefore,the number of people who are willing to pay a higher price for high-quality urban parks in order to obtain high-quality residential products is gradually expanding,and the economic benefits of urban parks spill over to the surrounding real estate.However,the operating costs of urban parks,especially those of water conservancy projects,are high,and most of them are borne by the government,leading to great financial pressure on the government.Kunming Waterfall Park,an important tourist attraction in Kunming,is the largest artificial waterfall park in Asia.Since the park was built and opened to the public for free,more than 1 million people have visited the park every year,and the price of real estate around the park has increased significantly.Based on this,this paper takes Kunming Waterfall Park as the research object,adopts the data of 9 residential communities around the Waterfall Park,and uses the characteristic price model to conduct quantitative analysis on 8 housing characteristic factors including "distance from Kunming Waterfall Park".The results show that kunming Falls Park has an important value-added effect on the surrounding residential buildings.Under the condition that other residential characteristics remain unchanged,the housing price increases by 0.094% when the distance between residential and Kunming Falls Park is shortened by 1%,and the value-added radius of Kunming Falls Park is 1898.2 meters.The study of the value added of kunming Waterfall park to the surrounding residential buildings can provide a reference for the government to construct ecological compensation mechanism and launch urban development plan,which is conducive to reducing the pressure of government financial transfer payment,ensure the positive externality of urban parks,and provide a strong guarantee for the sustainable development of urban parks.
