Commercial Bank Real Estate Development Project Loan Evaluation

The bank is the main part of financial institutions, it plays a crucial role in the development and stability of people’s life, economic and the country. After the implement of banking reform in our country, coupled with the influx of foreign banks, China’s banking industry competition is intense. The main source of profit for banks is the loan business revenue, and real estate business loan business is the main target of bank loans.However, with the rapid economic growth, China’s real estate industry has been an unprecedented development, which also makes some social problems more serious, the state in order to suppress their rational rise in prices and the industry speculation.Since2010the country strengthen regulation and control of real estate through the purchase and credit limit to,and at the same time, isincreasing the construction of low-income houses to improve the market supply and demand relations. Therefore, in the policy and the market prospect is not clear, the banks for loans, real estate enterprise project evaluation is facing greater policy risk and market risk. In view of this background, the theory of project evaluation is applied to evaluate the real estate development assessment, necessity, technology, the financial benefits, bank earnings and potential risks analysis, and at last, using the real case to explain the project evaluation method in actual loan project evaluation.The paper’s main study structure is:The first chapter is introduction. It mainly introduces the background and significance of thesis writing, the research target, content, method and technical route of the writing graph.The second chapter is literature review. This chapter is divided into two parts, the first part introduces the concept of shape theory and the method of project evaluation, the second part mainly introduces research results at home and abroad to bank credit evaluation method.The third chapter is the process and method of project evaluation. It introduce the main content of project evaluation and evaluation method in theory.The fourth chapter is case analysis. Combined with the actual case--Yunnan sh real estate A garden A1block project, the project evaluation in the use of bank real estate loan assessment from the point of view of practice.The fifth chapter is conclusion. Summary of this research, highlights the key points by using the project evaluation methods and measures for improvement and finally introduces this chapter study limitations and future research space.
