In recent years,due to the rapid development of China's economy and the promotion of urbanization,the real estate industry enter a new stage of development.The development of the real estate industry requires a large amount of funding.So commercial bank loans becomes an important source of funds for real estate development companies.In this situation,commercial banks are meeting unprecedented opportunities,as well as large risk of large-scale real estate development projects[39].Traditional commercial bank loans mainly rely on“mortgage”pattern to decrease the risk of loan projects.The lack of comprehensive and in-depth assessment of specific real estate projects has led real estate loan projects to fail to repay bank loans on time due to market sales and policy changes.Therefore,comprehensive assessment of real estate loan projects not only affects incomes of major commercial banks,but also affects the sustained and healthy development of China's national economy.Based on the complexity of the current real estate investment market and on the basis of the existing commercial bank evaluation system,this paper first combines the two aspects of the general project evaluation and the bank loan risk management to summarize the feasibility analysis method of the loan project of the real estate bank,and then,taking the A real estate loan project in Qianhai area of Shenzhen as an example.The industry environment of the project and the competitiveness of the company are deeply analyzed,and the financial evaluation of the project financing scheme is carried out from the multidimensional degree.Based on the analysis of the financial situation of the Real Estate Company,the feasibility of the project is discussed from the aspects of the solvency and profitability,followed by the financial data of nearly three years.The evaluation of project investment value is made by quantitative analysis from the dimensions of net present value?NPV?,internal rate of return?IRR?and investment return rate?ROI?.The impact of factors such as price and other factors on the feasibility of the project is analyzed,and the feasibility of the project investment is judged by comparing the 10.53%internal rate of return with the project investment return.In the end,the risk of the loan project is identified and the specific precautions are put forward by using the risk management theory which has been amended in the commercial banks for many years.At the same time,we also have some suggestions to deficiencies in existing evaluation system,in order to provide a certain reference for the feasibility evaluation of commercial bank loans for real estate projects in the future,and further improve the commercial banks'real estate loan project risk assessment system.
