China’s real estate after10years of rapid development, the market gradually saturated, and land resources are more scarcer. With the national macro-control of the real estate industry further intensified, real estate enterprises operating environment has become more difficult and changeable, the market competition will become more intense. So Real Estate Company how to fully understand the customer demand for personalized, to optimize the allocation of resources, enhance the core competitiveness of their own potential, and retain customers become more and more important. Real estate as an expensive commodity, in addition to all attributes has the general merchandise, or the life of the people and an important necessity of life. With the continuous improvement of people’s living quality and the accumulation of wealth, people’s demand for residential in addition to meet people’s basic living needs, but also become a financial investment, the way to get rich; the residential requirements from the meet the needs to reflect their own quality of life, wealth, social status symbol, so, on residential environment, the surrounding configuration requires higher. How to meet customer demand, customer satisfaction, and ultimately retain customers, have become China market research needs of real estate enterprises subject.In view of the large number of periodical literature, based on the overall satisfaction index model, the comprehensive analysis model and other scientific methods, combined with the characteristics of China’s real estate and SSA real estate project, analysis of influencing factors of customer satisfaction in SSA real estate project, in American customer satisfaction model, designed for the SSA real estate development project of customer satisfaction model, index system and establish corresponding SSA real estate project of customer satisfaction, including service management, perceived quality, perceived value, corporate image and market environment5two level indexes, and16three level indexes. This paper uses the way of questionnaire survey, in a survey of SSA real estate project of customer, analysis of influence factors of judgment matrix, using the analytic hierarchy process to get the weight of each factor in SSA real estate project of customer satisfaction, and consistency of. Through the SPSS17.0software and the reliability and validity of the questionnaire data, prove the rationality and validity of the questionnaire; with comprehensive fuzzy evaluation method for the comprehensive evaluation of SSA real estate project of customer satisfaction.Based on the research of customer satisfaction in SSA real estate project, analysis the influence factors of the SSA real estate project of customer satisfaction, the SSA real estate project owner satisfaction on each index of the cell and total customer satisfaction is satisfactory, but in some indexes such as the owner of the complaint handling:timely, public health. Lower scores of these two points, the residential satisfaction has the very big promotion space. The authors studied the customer satisfaction index of SSA real estate project, in the analysis, on how to enhance the customer satisfaction of SSA real estate project specific suggestions are given. Hope to provide some reference for Chinese real estate enterprise to improve the customer satisfaction and development, China’s real estate industry can make a contribution to the healthy, sustainable development.
