Tourism real estate is a new kind of industry which combines tourism with realestate. The suburban tourism real estate is mainly developed under the urbanresidents’ willing to return to nature, which is a good place for these people who livein city for a long time. Besides, it has advantages of stable tourist market, convenienttransportation, relatively cheap land prices and large-area construction land.Kunming is the capital city of Yunnan Province. Because of its uniquegeographical location, abundant tourism resources and rich ethnic customs, tourismand its related touristic estate have been developed rapidly in recent years. With theChinese government tightening real estate market regulation, some real estatedevelopers begin to search for a new way to deal with the complicated and variedenvironment. Influenced by the trend of urban suburbanization, the real estatedevelopers start to devote more and more energy to develop suburb market. a groupof powerful developers catch the opportunity to seize the emerging market. Underthis background, it’s necessary and urgent to study the situation of suburban tourismreal estate in Kunming to provide theoretical support and practical suggestions for thelocal and other cities’ suburban tourism real estate development.As for the research methods, the paper uses theory with practice and combinesqualitative and quantitative methods. By introducing the development situation ofsuburban tourism real estate in Kunming and analyzing the Xing Yao TownshipProject, the paper attempts to put forward countermeasures and suggestions on thedevelopment of suburban tourism real estate, including making a scientific planningand improving accuracy of real estate project positioning, follow the principle ofgradual development. Perfect the corresponding laws and regulations, as well asupgrade service level. Pay attention to innovation and avoid expanding in anunorderly way. Meanwhile, diversifying of financing means and dredging financialchannels, attaching great importance to environmental protection and ensuringsustainable development are also strategies for enterprises to develop suburbantourism real estate. What makes the study standing out is as follows. Firstly, the research is based on empirical study on second-tier city and regularity problems insuburban tourism real estate. Secondly, with the review of successful cases on tourismreal estate at home and abroad, and the combination of the development situation ofsuburban tourism real estate in Kunming and the Xingyao aqua Project, the studyanalyzes the problems on suburban tourism real estate and puts forward strategies onit. Finally, according to the requirements for MBA students, the study summarizes thegeneral thoughts and patterns on suburban tourism real estate.
