With the improvement of people’s living standards and travel philosophy indepth, as well as the adjustment of leisure time, suburban tours of the city becamethe first choice for urban dwellers. And when the tourism industry of boomingdevelopment, tourism consumption from sightseeing change to leisure style, somecompanies involved in the development of the tourism industry in the form of realestate development, promoting the rise of tourism real estate project development.Tourism and real estate are both high value-added and strong correlation of thetertiary industry, the fusion of the two is bound to become China’s new round ofeconomic growth point.Kunming as a tourist metropolis, its tourism industry has already developed intothe leisure period. In the context of Yunnan tourism "second pioneering" andYunnan tourism development of comprehensive reform pilot area construction, thepattern of the Kunming leisure tourism development space is gradually formed.Many tourist destinations on the outskirts of Kunming are constantly exploring theupgrade path, and the integrated development of scenic construction with tourismreal estate seems to be a common choice.This article combined the two themes of the Kunming suburban tours andtourism real estate, researching the issue of whether it has coupling developmentbetween the two, and the way of coupling development and evolution mechanism;then on this basis, trying to build quantitative model about their mutual couplingeffect. At the same time, summarized the tourism real estate development model ofKunming suburban tourist areas, and selected typical case for making a deep analysisto verify the coupling interaction of the suburb tour and travel between real estate.Specifically, the paper was divided into six chapters:The first chapter was the introduction. Article studied the background andsignificance; and combed the progress in the study at home and abroad, also put forward the thesis of the research methods, target and technology roadmap.The second chapter was the definition of relevant concepts and the elaborationof theoretical basis. Such as, the Kunming suburban tours; tourism real estate;coupling theory; the life cycle of destination and the sustainable development oftourism theory.Chapter3described the development status of Kunming suburban tours andsome drawbacks that exist in its development process, and showed a series oftourism real estate projects on Kunming suburban tourist destinations.Chapter4of the previous analyzed Kunming suburban tour’s role in promotingthe tourism real estate development and the feedback of tourism real estate,summarized the coupling development paths and evolutionary mechanisms betweenthe two. On this basis, lead into the theory of coupling, selected the evaluation forbuilding coupling development model successful.The fifth chapter was the case study of the coupling development of Kunmingsuburban tours and tourism real estate. The article selected Anning Hot SpringTourism and Xundian Spa Tourism as two typical case of the Kunming suburbantourism real estate development model. On the basis of analyzing the entry oftourism real estate has a positive impact on the tourism of their life cycle, obtainedcoupling development evolutionary mechanisms and coupling degree between thetourism and tourism real estate of the two. And put forward feasible suggestions fortheir future development of tourism and tourism real estate.Chapter6was a summary of the article, specifically addressed the conclusions,and listed some inadequacies as well as the need to further explore of the thesis.
