In recent years, with the increasing number of foreign enterprises to invest in the Mainland, many successful service industries from overseas accessed to mainland of China. They develop foreign markets; enlarge the scale of the enterprise. There are many successful cases, but there are still some overseas outstanding enterprises perform poorly in the mainland market, forced to be abandoned, affect the company’s brand and resulting in financial loss.In this paper, through making the elaboration to the difficulties and coping strategies what Sinyi real estate agency, the first intermediary company of Tai Wan faces during operation in Beijing, to reveal the reasons why international chain enterprises failed in other places. Aim at reference and help to the enterprises with the same problem, to reduce the risk of the overseas business of international chain enterprise, the enterprise can develop management plans according to local conditions. By virtue of the brand created by the company during local business running to increase more customers in the develop process. Enable enterprises to take root in the other region, expand enterprise scale, enhance brand recognition, and forge a good foundation for business continuity. This paper utilize the enterprise actual investigation, data analysis, the same industry business performance development by horizontal comparison method to make analysis and research on the causes of the failure of Sinyi real estate agency in the business Beijing, several key-points on enterprises expand overseas business should be paid attention out of this example: first of all, to focus a good entry point in time, to meet the industry development stage. Secondly, to carefully research the market demand, pay attention to the dynamic development of the industry as always, adjust the self-operating mode, do not blindly copy the original experience, to achieve decentralization in management, the headquarters should play the role of supervision and guidance for the local enterprises. The actual business model should respect to the local consumer demand. Base on these fundamental, the enterprises could be success in different places on the business running.
