Since the21st century, China’s real estate industry as the policy of opening and the development of China’s economy into the booming of10years, gradually become one of the pillar industries of China’s economic development, plays a key role in the development of national economy.The current real estate market, real estate tend to be more competitive, and consumers purchase, tend to be rational. How in the fierce market competition, therefore, more effective marketing strategy and tactics, become an urgent problem in the real estate enterprises at present, this has become a focus in the study of this article.In this paper, in the process of research and writing, comprehensive reference to the related theory of the real estate marketing, using comparative analysis, market research and so on combination of theory and empirical analysis methods. Through to the Xue Jia Wan county "dongyuan time Washington" project general situation of the surrounding environment and the project of field investigation,Using PEST porter five STP model and SWOT matrix analysis method, analysis methods, such as project of macroscopic and microscopic "dongyuan time Washington" to competitive environment as well as the advantages and disadvantages in the project facing the opportunities and threats are analyzed, thus to market orientation on the project Finally, according to the above environmental analysis and market positioning, put forward the "dongyuan time Washington" project marketing mix4p strategy, for the implementation of the project of new market positioning strategy In this paper, at the same time hope to "dongyuan time Washington", the implementation of the marketing planning of the project, for the current market environment of other real estate enterprises to provide a scientific system of the whole planning scheme.
