Real estate mortgage loans, because of its relatively low risk, are very extensive in the development of China’s banking industry. With real estate as collateral for the management of commercial bank credit business loan risk prevention and control, as well as the preservation of credit assets has played a positive role undeniable. However, in recent years, as rising real estate prices, national regulatory policies have been put forward, together with the poor in our society overall credit environment, relevant laws and regulations need to improve, not very rich financial products and risk management experience as well as the lack of cut-throat competition among commercial banks in order to compete for business resulting from a series of reasons, making the risk of real estate mortgage loans can not be ignored. Risks affecting the real estate mortgage loans are not just the management of commercial banks, as well as economic development and social stability. So, how to prevent and control these risks has become a core issue of concern to all commercial banks.In this paper, the basic elements of real estate mortgage loans and specific operational procedures starting from the lender to discuss the borrower as well as the angle of the socio-economic environment, collateral risk on real estate mortgages on this basis, liquidity risk, operational risk, the risk of fraud, real estate mortgage registration department conducted a detailed analysis of the risks and the actual effectively raised commercial banks in the real estate mortgage loan risk control series of countermeasures, commercial bank staff must determine the correct person’s mortgage credit status, repayment ability, issuing loans under the premise of market forecasts, attention to the first source of repayment, the loan to strengthen the whole process management, and actively promote prudent financial innovation, and effectively disperse risks of banks.
