Research On The Capital Structure Of Real Estate Enterprises

Reasonable, safe business capital structure is in relation to the survival and development of enterprise, but also is the key for enterprises to keep strong competitive advantages and realize the maximization of enterprise value, so it is significant to study and research the capital structure. As a capital-intensive industry of the real estate, it is particularly important for real estate enterprises to choose the reasonable debt scale and determine the safe policy of capital structure.In this paper, we analyze the Vanke company, and have capital structure’s optimization mentality, especially for the real estate enterprise.In this paper, on the basis of analyzing the capital structure, we research the present situation, the problem and the optimization of Vanke capital structure in detail. First, the present situation and forming process of Vanke is analyzed; Second, based on the summary of the capital structure features about Vanke, to find the capital structure’s problems of Vanke; Third, analyzing the reason for the present capital structure of Vanke, Finally, after analyzing the capital structure of Vanke by synthesis, put forward the optimal capital structure of Vanke is presented, which is55%to65%, and suggest the feasibility measure that should be adopted to achieve optimization for company.
