In promulgated the Accounting standards for Business Enterprises No.3-Investment Real Estate(CAS3), investment real estate separated from fixed asset, it became an independent accounting subject. CAS3 offers two options for the measurement of investment real estate: the historical cost and fair value. With its accuracy, reliability, the fair value pattern widely used in the world. However, according to the ministry of finance released “the2014 listed companies in China accounting standards for enterprises situation analysis” report showed that there are 1033 listed companies hold the investment real estate, only 50 companies choose to use the fair value pattern to measure, the proportion of 4.8%. Why most companies did not choose the widely favored patterns-- fair value, and how the measurement models impact on the subsequent development is worth exploring.Wongtee International enterprise joint-stock company(stock code: 000056, 200056)(hereinafter referred to as: "Wongtee International") is a collection of business, real estate,property management as one of the collectivization of listed companies. Due to the poor operating conditions, it received the warned of delisting in 2012 from the securities regulatory commission. In this situation, the Wongtee International chose to change the measurement model pattern of investment real estate, thus its turnaround smoothly and avoid the risk of delisting.This paper choose Wongtee International as a case study object, through the comparative analysis of the investment real estate measurement model changes, explore the process of exploration of the causes of it, and how the two kinds of measurement model has carried on the quantitative analysis to the influence of the enterprise’s financial data. Finally, through the analysis of case study, it is concluded that the revelation for the two kinds of measurement model selection, and puts forward suggestions on the promotion of fair value application.
