Real estate is a typical capital-intensive industry. It can be seen as a pillar industry. There are two main features of the real estate, which is a long-term investment cycles and large investments, so that real estate finance problems should be concerned about,because it has an important impact on the development of real estate. The financing of real estate financing is very single, over-reliance on funding sources of commercial bank loans. In addition, the provisions of the real estate industry also increased financial pressure. Currently, the province’s real estate development enterprises have hundreds, a large number, but rarely a brand, scale, group management of real estate business, but also a higher credit risk, and with increased competition in the industry, most of the operation of non-standard small businesses will inevitably be eliminated. Some developers engage in project development in the province, "shot for a local" style, not form scale effect, even many real estate companies have not fully developed real estate conditions. And because the real estate business generally own less money, smaller, weaker, resulting in lower real estate credit, difficult to raise funds. Related data also show that the province several large real estate enterprises financing is relatively simple, diversified financing problems to be solved. Thus, it can be a good development in the study of a variety of real estate financing mode in Fujian province in reality, and it will promote the stable and healthy development of the real estate industry.In this paper, with reference to the relevant theoretical research achievements at home and abroad, Fujian province the real estate and real estate industry’s characteristics, for basic research status of domestic and international real estate financial analysis on the use of a wider range of statistical analysis of empirical data, which involves to exist in Fujian province and analyses on the financing reasons.Such as internal financing channels are very single concentrated in bank loans, corporate capital structure is irrational lack of equity capital, real estate companies outside the financial markets malformations, regulations imperfect. Such as outside the enterprise should be based on the law of development of the industry, establish and improve the relevant roadmap, policy and legal framework, while also supporting the development of the capital market, real estate companies to reduce over-reliance on bank credit. The enterprise should make reasonable arrangements according to their appropriate financing model. And adjust their asset-liability ratio, for diversified sources of funding, and in real estate development projects in reasonable arrangements for the appropriate financing model. At the same policy, the Government should actively respond to the current situation facing our country real estate industry, to explore real estate financing model to match, so as to promote the healthy and orderly development of the real estate industry in our province.
