The development of real estate industry in the financial system must provide financing guarantee, and on the basis of real estate finance in total assets of financial system and the proportion of occupying the great. Therefore, the real estate industry financing problems not only in relation to the survival and development of the industry, the financial system is more related to the risk control problem.In recent years, China’s real estate finance with the industry development and the financial system reforms made some progress, but still exist many problems, which is the key of the real estate industry financing structure imbalance, excessive reliance on bank credit, also is the so-called "unified" financing models. This not only makes the Chinese real estate industry is facing the narrow financing channel, and cash flow stability, lack of sustainable development issues, such as security in the banking system and accumulate in the great financing risk.
