The real estate in our country changed from a welfare by the government into merchandise after the reformation in the housing system, which also led to a new word with Chinese characteristics, commodity housing. In this reformation, along with the revolution from units system to individualization, the obligator of social service also replaced by the society. One of the most typical example is that the old public housing along with the commodity housing built after 1980s changed into the model of autonomy. The sudden obligation given to the residents can’t be accepted by them at once and also cannot be executed well, which gradually became a social problem in resent years.As a social problem, the issue of real estate management has been concerned by the academic circle by over 20 year, but we still have not efficient solution about this problem. The author paid attention to that the most of the existing researches revolve around the refresh of the institution and discuss how we can make a better system to solve the problem at the present, which can not only balance all the sides in this issue but also reduce the misunderstanding and mistrust among them. However most of the researches ignored the determinant behind the residents’ behavior, the building and development of the public reason. On the other hand, most of the researches are theoretical researches, lacking the local practicing prove. This lead to the attention of the author on the relationship between the ability of autonomy and the degree of satisfaction in real estate management.This dissertation validated the issues, the stronger ability of the autonomy of the residents, the higher the degree of the satisfaction of the real estate management of the community, and the younger the residents are, the stronger the ability the residents have, based on the questionnaires and the statistical methods. Furthermore, the author also found a dualistic relationship between the development of autonomy of the community and the spirit of public reason, which made the link between the micro and the middle-level theory, and made the conclusion that the reason of the problem of the real estate is caused by the rapid social reformation and the failure of the re-socializtion.
